It's not enough to merely meet basic requirements for developing new communities-not when you're creating neighborhoods that offer a superb quality of life for residents, as well as significant benefits for those who live nearby. That's what comprehensive planning is all about. The Irvine Company is going above and beyond legal requirements to ensure that the new residential neighborhoods east of Orange measure up to the highest standards. The following chart includes some examples of how plans exceed expectations.



Following are some additional amenities The Irvine Company will provide for the area east of Orange:

  • $4.2 million toward the new community center and gymnasium at Grijalva Park.
  • About 1.3 acres of land adjacent to Santiago Canyon Road will be dedicated to the city for a fire station to serve the new communities. The Irvine Company will also provide the necessary fire equipment. The total $9 million to be provided for this facility is twice what would normally be paid in fire facility fees. In addition, the company will pay $50,000 to make tenant improvements on the East Orange Police Substation.
  • The Irvine Company will provide a total of $2.6 million to expand the city's main library as well as other library facilities.
  • About three acres of property adjacent to Santiago Canyon Road at what is known as Augustine Ranch will be made available on a long-term lease for use as an equestrian facility.
  • An additional $400,000 will be provided to the city to cover expenses for providing services to the new communities.
